Naisoso saves best for the last
05th December 2010
Naisoso Island will this week release its exclusive "Paramount" subdivision. Situated at the top end of the island it is expected to be completed by May next year.
These nine new lots are being built on the luxury island making them the last remaining blocks to be developed.
Relcorp (Fiji) Limited managing director Bob Lowres said a key driver for impressive capital growth is a lack of supply.
Mr Lowres said there is no more land to be developed residentially, obviously as Naisoso develops further with more and more houses being built pressure builds up with demand and prices increase.
"We saved the best until last. This is it; there will be no more residential land to be developed on Naisoso," Mr Lowres said. "The nine lot subdivision will be completed by May 2011.
ÒIt was originally retained to be developed later but we decided it's better to complete the residential development now rather than develop later and annoy the existing residents by constructing it later.
"They are at the very top of "The Residences" Estate with no passing traffic adjoining parkland at the top of the island.
ÒWe have two very special blocks one beachfront lot of 3000 m_ and a 5000 m_ lot fronting beach parkland and the river. The most exclusive block on Naisoso Island. They will be released this week."
Naisoso Island only has 31 lots remaining for the entire estate.
It is one of the largest projects to ever take place in Fiji.
Mr Lowres said construction of homes on the residential blocks will start from February next year.
White Sand
Naisoso Island will use 30,000 m_ of white sand to cover its beach.
The 30,000 m_ white sand will be placed on Naisoso Island by Christmas and establishment of the beach will commence in January 2011 when the tides are right for beach establishment and sand placement.
"The 30,000 m_ of sand needs to be on the island so that when the placement commences it can all be completed within 35 days. This operation has to be continuous to ensure that sand is not washed away," Mr Lowres said.
"Our engineer has done all of the calculations and we have more than enough sand to take the entire length of the island.
Home and land packages
Land and Home packages are selling from $995,000 to $3.5 million and from $500,000 for house only.
PBS and Herberts expect to start new homes on Naisoso Island early in 2011.
A number of home designs have been submitted to their Architectural Review Committee for approval prior to sending to Nadi Rural Authority and the Department of Town and Country Planning for building approval. Building site establishment is expected by February 2011 and construction to begin in March on at least four homes.
Mr Lowres said that the level of enquiry for House and Land Packages had increased markedly as "The Residences" subdivision was now complete and looking beautiful.
We have had significant enquiry from Australia where the strong Australian dollar was making Naisoso Island look fantastic value. Our beachfront properties are selling for about 1/3rd of the price you would pay in Australia".
