PBS Homes Building Process

Building with PBS Homes is hassle free and well orchestrated. To help clients understand this process, please review our seven building steps outlined below.

Step One – Plan Review

The first step in the building process is to select a new home plan that suits your building site and lifestyle needs. There are 3 basic ways to do this:-

1. Select from our library of home designs which show case a selection of designs created by Fiji’s top architects, including Conway Beg and Peter Rankin;

2. Bring your own set of architecturally designed plans; or

3. Allow us to create a custom design for your using our experience and knowledge of local architecture*.

*Please note, the creation of a custom design will incur additional charges. These charges will be outlined to you before any financial commitment is required.

Step Two – Construction Estimate

After selecting a new home design, we will then provide a free of charge, no obligation building estimate to make sure the costs meet the initial budget. Changes to the floor plan and selections can then be made based on the estimate.

Step Three – Selections and Final Quote

Once the initial estimate is accepted, selections can be finalized to create a final quote for construction. We make life easy by providing a set of interior design packages created by an internationally renown architect/designer Kumsook Kim. Alternatively, clients can select their own materials and fixtures to create a custom design. At the end of the selections process, a final quote will be prepared outlining all the costs involved to bring your plan to reality.

Step Four – Contract Signing

Upon acceptance of the final quote, a residential building contract will be signed whereupon a 20% deposit is required to commence the documentation, permitting and initial construction phase.

Step Five – Documentation

With a contract in place and payment of the deposit, the builder will commence full architectural documentation and engineering for your new home design. Because each home is unique a new set of documents must be produced for each client. This service is provided at no extra charge to the client and is part of the value provided by the builder.

Step Six – Permitting

The builder will then lodge a building permit application with the relevant local authority. All application fees are paid for by the builder. Generally, the permitting process can take anywhere from 6-10 weeks depending upon the local authority and work load during that time.

Step Seven – Construction

PBS Homes will commence construction within 14 days after receipt of the building permit. The construction process is broken up in to 5 phases.

Phase One – Base

• Mobilization of construction team on site
• Concrete footings are poured
• Piles are constructed
• Sub floor is constructed

Phase Two – Frame

• Construction of timber of concrete frame for the structure
• Construction of roof trusses or beams (no roof cladding)

Phase Three – Enclosed

• Roof cladding installed
• Windows and doors installed (including temporary doors)
• The home is lockable from intruders
• Rough in for plumbing, electrical, gas and mechanical services (as applicable)

Phase Four – Fixing

• Installation of internal linings, skirting, cornices and internal doors
• Wet area tiling
• Cabinets and joinery are installed in fixed positions
• Counter tops installed
• Fixtures and sanitary ware are installed
• Internal linings are painted

Final Phase – Practical Completion

• All requirements for engineer’s certificate and occupation certificate are completed
• Minor defects may still exist, but do not affect the habitation of the home
• When the keys are handed to the home owner

The construction of the home will take anywhere between 6 months up to 9 months depending upon the size of the home and the location of the building site. All contracts contain a completion date that is reasonable given the building circumstances.
